EVD starts the project discussing the program as part of the team. Initial phases include zoning and survey details with the client and to prepare the pre-design. Once the program, density and pre-design are ready, the next step is to discuss the project with the government municipality and the community to provide the preliminary urban design. After the team reaches consensus, EVD proceeds with the final site plan in collaboration with the owner, architect of record and other team members. Then EVD is able to present the plan to the appropriate authorities for zoning or plan commission approval.
As an experienced architect and urban planner, Carmen Vidal-Hallett, EVD President, would proceed with the team on the phases of design, building permit and construction. Once the project is approved, EVD can continue as project manager and interior designer working with the architect of record and representing the owner. EVD can administrate the design phases, making sure the team meets on a regular basis and follows accordingly with the respective responsibilities. Once the construction documents are ready and the building permit is in place, EVD will proceed with construction management. EVD will schedule weekly meetings or as needed and provide meeting minutes and coordination to resolve project questions as they arise. Note that if the process is design | build, the GC will be involved from the beginning. If it is design | bid | build, EVD will help with the bidding process. Finally, EVD can help the owner with the administrative closing phase. EVD can also manage the LEED certification as a LEED accredited company.
